Denver Real Estate for Sale

Bring up the word “Denver” in any group conversation anywhere, and the tone of the discussion will instantly turn upward. It doesn’t matter if you are talking about outdoor recreation, real estate, or business. Denver is the ideal place for all of these.  Without any fear of embellishment, I can honestly say that during my entire career as a Denver real estate agent, I have never had a relocation client regret moving to this gorgeous part of the Colorado Rocky Mountains. Nor have I ever had a client who was happy to leave. If you are not sure about all of this, please come to visit us and chat with the locals. You need a vacation, anyway! What will be your reason for falling in love with Denver? Will it be that gleaming skyline of soaring skyscrapers showcased by a backdrop of purple majestic  Front Range mountains capped with snow? Will it be the world class skiing, mountain and road biking, backpacking, river rafting or the large and sundry list of other outdoor sports? What about the dry climate and 300 days of sunshine per year? Is it one of the the largest city park/trail systems in the world? As an avid cyclist, the outdoor life is the biggest reason for me. As a professional, the Denver real estate market is an even greater reason.

Why am I so enthusiastic about the Denver real estate market? First of all, I can find the perfect home for just about everyone, regardless of budget, tastes, or lifestyles. The Denver Metro MLS/IDX inventory is broad and eclectic, and the prices are right. The local builders show pride in quality of work, and the city is resolute about enforcing construction codes. This is a clean city with a low crime rate.  The neighborhoods reflect pride in ownership. You could hardly go wrong purchasing a house in any Denver neighborhood.

Our local economy is another large reason. The booming commercial sector and the high quality of life here work to protect Denver home values. The growing population and influx of a young, hi-tech, and highly educated work force and retiring Baby Boomers moving here are more reasons why I love this housing market. The top-notch professional sports, cultural venues, and a technology-oriented economy will always be strong drawing-cards for newcomers. Denver is also a bastion of aerospace technologies and defense-related industry. Bio-science  ventures, petroleum/alternative energy, and financial services all thrive here. This is a city that has an eye on tomorrow. An investment in Denver real estate is an investment in an exciting future.

This is a city that thrives on small, growing enterprises; about 97 percent of all employers are represented by small businesses. The forward-thinking, pro-business atmosphere makes Denver one of the best places in the nation for living and working.

Denver is the vanguard for the national real estate market. Denver saw housing prices go a little soft before other places did, and our slump was not nearly as severe as it was in other major urban areas. We also are recovering faster. In fact, Fortune and Forbes magazines predicted that Denver would be one of the first cities to climb out of the recession. Judging from local home sales, it is already doing so. First-time home buyers are scooping up homes under $225,000 at a fast clip. Market times are decreasing. Foreclosure rates are declining. Denver MLS/IDX home sale statistics prove that the market is stronger than it is in most places in the nation. We all know that conditions still favor Denver home buyers now, but don’t take it for granted. The rock-bottom low interest rates and the first-time home buyer tax credit could cause this window of opportunity to close sooner than you might expect.

Denver Luxury Homes

The credit crunch and high rates for jumbo loans threw some cold water on luxury home markets across the country. However, rates for jumbo loans (over $417,000) are coming down closer to those of conventional mortgage programs. In the Denver luxury real estate market we are seeing the positive effects of declining rates. The demand for upscale properties is on the increase. An uptick in sales and prices is being noticed in upper-bracket neighborhoods across the city. In luxury neighborhoods like the Cherry Creek area, the average sale prices are now $1,161,000 (up 11%.) Washington Park prices are averaging $705,000 (up 6%.)

Prices in Bonnie Brae now range from $400,000 to about $1M. These homes are mostly being renovated and dressed to the “nines.” Some are even getting “top-popped.” Homes in a gated community called Polo Grounds in Cherry Creek are now going for around $1.5M.

Even mid-range home prices are climbing up fast. Neighborhoods like Rosedale (av=$360,000; up 17%) and East Highland (av=$296,000; up 7%) are heating up. The Denver real estate smorgasbord of Victorian, Craftsman-style, Tudors, Ramblers, and Bungalows is just too difficult for home buyers to resist.

Denver Townhomes and LODO Condos

Are you looking for a trendy and hip condo or loft? Be sure to check out lofts and condominums in LODO (lower downtown.) Historic buildings over 100 years old are being converted into lofts. These buildings still boast vintage-construction details. When was the last time you saw a 24 inch wide ceiling beam?

Stapleton, on the east NE side of Denver has been an exciting development on the old Denver International Airport Property and is very popular with the younger set. Condos in Stapleton start at $180K, and there are also some single family homes going for about $275K.

Another successful development is the Lowry AFB makeover Community. This is home to many light businesses, single-family houses, and townhomes/condos. It is a very popular and attractive neigborhood that attracts young people and older “empty-nesters” alike. It is just south of Stapleton and west of Aurora, close in to Denver. Condos start at $125k and go up and single fam homes start at about $300k.
